Newsletter - Autumn 2017

In September pad was 10 years old! Thank you all for your support over this time, and we look forward to working with you in the future. It is exciting to see many of the projects now on the ground, with people living their lives within the developments we have all helped to create. This newsletter celebrates a few of our current and recent projects: from a one-off dwelling in Bath; through projects of varying scales and at different stages in the planning process. These include the award-winning Tadpole Garden Village at Swindon, where we have undertaken a number of reserved matters submissions and a Section 73 application, and the major East of Harry Stoke New Neighbourhood on the edge of Bristol.

EAST OF HARRY STOKE NEW NEIGHBOURHOOD

We have been assisting Crest Nicholson with two applications (north and south of the mainline railway) which, together, seek permission for over 1600 new homes to deliver the bulk of this new neighbourhood to the north-east of Bristol. Situated alongside both the M4 and M32, we have recently revised the hybrid application to provide additional information and reflect the updated earthworks strategy. We have included new and updated design guidance for the residential and primary school areas, covered by the outline element, as well as revising the detailed layout, streetscenes and housetype pack.

CHARGROVE ORCHARD

Pad has been assisting Redcliffe Homes with preparing an application for outline planning permission for a residential-led development at Chargrove Orchard, Up Hatherley to the south of Cheltenham. This Green Belt site adjoins the existing settlement edge, and has the potential to deliver an improved, defensible landscape edge to the town. The site relates well to the adjoining district centre, and is proposed to deliver up to 500 new homes and additional community facilities, as well as significant green infrastructure.

PRIORY GARDENS

Priory Garden, a 4 bedroom contemporary family home on Bathwick Hill, which has been build to Passivhaus standards, will feature in the December issue of the SelfBuild & Design Magazine. pad, who has designed and assisted the build process to completion, is proud to have been part in creating a fantastic family home together with Bristol based contractor Greenheart and its owners, who embrace in particular its open plan ground floor living/ dining and kitchen space opening onto the south west facing patio and garden with amazing views onto Bath.

BARROW GURNEY

We assisted Del Piero Limited with a reserved matters submission for the redevelopment of a former hospital site, at Barrow Gurney, near Bristol. Since its closure, the site has lain derelict, and the development will deliver much needed new housing, and contribute to the North Somerset housing land supply. Now approved, the development will comprise five housing parcels set within an attractive setting of established woodlands. It will also ensure the long term management and protection of the woodland and wildlife habitats.

TADPOLE GARDEN VILLAGE

Over recent months, pad has seen reserved matters approval for another two phases (256 dwellings) at Crest Nicholson’s Tadpole Garden Village, as well as permission for the S73 application to provide additional homes at this award winning development. Positioned to the north of Swindon, the site already includes a new primary school and around half of the c.1800 new homes permitted, as well a significant landscape area. The gable-fronted design of the homes to overlook The Stray open space will deliver a distinctive skyline for this key area of the development.

CLEVEDON SOUTH FIELD

Our Spitfire Homes development at Clevedon Court is nominated in the upcoming Housebuilder Awards for Best Design Three Storeys or Fewer. With phase one complete, and looking as good in reality as it does in the CGIs, the 18 house second phase (known as Bay Green) is now underway. Both areas are set around central green spaces, with the bespoke house designs respond to the unique character of the site and its context. The result is a sensitive and distinctive contemporary scheme, with high quality materials and detailing.
